Barbican House is Grade II* listed, and beneath its Georgian brick facade lies a Tudor timber framed house.
Water ingress was causing damage to the priceless library collection on the second floor, caused by inadequate falls to the parapet gutters, as well as slipped and broken roof tiles.
A full survey was carried out, and measured drawings produced for listed building consent, to ensure the refurbishment was in keeping with the original.
Original clay peg tiles were salvaged and re-used on the High Street elevation, and seconds were used on the side and rear elevations to Castle Precincts.
A new vapour permeable membrane was added at the same time to ensure the roof was watertight and could breath properly.
All the lead work to the parapet gutters was replaced in code 6 lead, which was laid to steeper falls of 1:60 to ensure proper drainage, with all flashings and soakers renewed in code 4 and 5 lead.
The lead worker also rose to the challenge, and produced some intricate lead detailing to the gutters, including a new lead rainwater hopper to the rear.
As the work progressed, it soon became clear that there was a great deal of rot in the sliding sash windows, and funds had to be prioritised in order to carry out repairs, with a new timber sash in one instance.
Some of the voussoirs to the brick arches were also found to be very weathered, and 'key hole' surgery was carried out to replace the worst examples, although a tight budget unfortunately meant that not all could be replaced.
Other work included replacement guttering, repointing to the chimney, and brickwork in lime mortar, as well as repairs and redecoration to external doors and decorative lead downpipes.
Finally, all the windows were redecorated, including the rendered jambs and soffits which also needed minor repairs.Download Project PDF
