PROJECT DESCRIPTION: Renovation & Conversion of Studio Barn, Bathford
CONTRACT SUM: Total Cost: £47,698.23 + vat
CONTRACT TYPE / PERIOD: JCT Minor Works Contract / approx five months
The studio barn was a former dairy parlour dating back to 1604 and built from Bath stone. The client wanted to convert the barn into a holiday let to sleep 3 - 4 people but retaining as many of the original features as possible. This involved the installation of new services such as gas, water and foul drainage, the latter being pumped up the garden and into the mains drainage. The roof was insulated from below, and a new gas fired heating system installed. New stud partitions were added to the first floor to form a new bedroom and en-suite bathroom. At the same time new double glazed period windows and french doors were installed together with a new fully fitted kitchen with all modern conveniences. Features such as the stone staircase and exposed beams were preserved.
Externally, a new door opening was formed through the stone boundary wall, giving separate access to a public right of way, and Indian stone paving was laid to the rear yard and walkways. The holiday let now provides a peaceful hideaway from modern life, with stunning views over the City of Bath and the charming village of Bathford itself.
