Project: New Rear Extension
Contract Sum / Type: £67,210.06 excl. VAT / JCT Minor Works
Engineer: Dixon Hurst
Contractor: HD Building & Carpentry Ltd
The client wanted a rear extension for use as games room and entertaining purposes, with a patio to be used for barbeques in the summer.
There were other issues, which needed resolving in the house, such as the restricted headroom under the staircase as one entered the kitchen.
It was decided to extend the pitched roof to create a dramatic double height space and to give a visual 'lift' when entering from the kitchen area.
New openings were formed in the existing rear wall to allow access and to give a more spacious, open plan feel to the house.
Natural light was considered an important element in emphasising the space, employing a porthole window with rooflights to the pitched section, and a roof window to the flat section, providing plenty of light.
An existing room leads off this space by means of fold aside doors, with an air handling unit providing mechanical ventilation.
Materials were generally to match the existing, apart from the new windows and doors, which were powder coated aluminum and chosen for their robustness and longevity over uPVC.
Externally a lean-to porch was added to the side elevation, and Indian Sandstone paving slabs laid to enhance the entertaining area, with steps up to the garden.
