Project: Annexe to House with Double Garage
Contractor : Focus Design & Build Ltd
Engineer: Roger Boots Associates
Contract Sum: £220,000
Contract Type / Period : JCT Minor Works / Completion: September 2007
The original brief was for a double garage with a bedroom and ensuite above. Due to the panoramic views and drammatic nature of the site, the Client wanted to exploit this with a 2/2 split level section, with the garage, and bedroom / ensuite to the front and living area with garden room and store to the rear, linked via a dog leg and spiral staircases. Large, full height dormers open out onto a balcony which wraps around the rear, so that the view can be fully appreciated. The main entrance has a small kitchen and toilet / washroom area with the side corridor taking in the view, with a large plate glass window to the side.
The change of level necessitated a retaining wall clad in Ham stone to the base, matching the existing house. Structurally the lower ground floor is a reinforced concrete box, with the main structure above being timber framed and clad in oak boarding. The external joinery is also in oak. Heating is by means of an oil condensing boiler, with wood burning stove to the living area.
The annexe was featured in the RIBA Houses + Housing Sector Review 2007, the Architecture Review South East 2008 and Construction Monthly Volume 1, Issue 1.
